Start with one clear project overview
Give the property address, loan purpose, purchase price or estimated value, renovation budget if applicable, requested loan amount, and target closing date. Say whether you are under contract, already own the property, or are still evaluating the opportunity.
Show the property as it is today
Current interior and exterior photos help explain condition and planned work. If you have comparable sales or a broker’s value opinion, include the supporting information rather than only an after-repair value. The financing review still needs to evaluate that value.
Connect the budget to the scope
Organize work by major trade or project stage. Identify contractor estimates, allowances, contingencies, and permit items. A single rehab total gives a starting point; a defined scope makes it easier to understand how the budget supports your plan.
Explain the exit and your experience
Describe how you intend to repay the loan: sale, refinance, or another supported exit. Include a realistic schedule, relevant project experience, and the capital you expect to contribute. Share current loan balances for a refinance.
Make timing constraints visible
Tell us about financing contingencies, contract deadlines, title concerns, and remaining permits or documents. Closing depends on underwriting and transaction readiness. An early heads-up helps identify where time could be lost.
What happens next
Northwest Capital Funding reviews the deal internally, identifies open questions, and discusses a proposed financing path. Most financing is arranged through established lending partners; those lenders also complete their own review and final approval.
