The discipline behind the decision
Underwriting that connects
the asset, capital, and exit.
A strong financing request connects the property’s value to an executable business plan. Our review considers how the acquisition, improvements, cash requirements, and repayment strategy fit together.
01 / COLLATERAL & VALUATIONAs-is value and after-repair value.
We evaluate the current property and the value proposed after renovation or construction. Comparable sales, location, size, condition, planned finish level, and scope all inform that review. A borrower’s ARV estimate is a starting assumption to evaluate, not an accepted sale outcome.
02 / PROJECT FEASIBILITYScope, budget, and cost to complete.
Hard costs, relevant soft costs, allowances, contingencies, contractor estimates, permit status, and the construction schedule help explain whether the proposed budget supports the project. We look for gaps between the work required, the funds available, and the time allowed.
03 / LEVERAGE & STRUCTURELTV, LTC, and the capital stack.
Loan-to-value, loan-to-cost, and loan-to-ARV measure different relationships. We consider the proposed loan amount alongside acquisition cost, project cost, existing debt, borrower equity, and the value supporting the transaction. Program limits and the approved structure determine the actual financing.
04 / BORROWER & LIQUIDITYExperience, contribution, and reserves.
Relevant project experience and available capital help establish how the plan will be executed. The review considers the down-payment basis, closing costs, interest carry, funds needed between draws, and reserves for cost overruns or delays. A total loan commitment is not the same as cash available at closing.
05 / LOAN ECONOMICS & DRAWSModel the terms and funding mechanics.
Purchase advances, rehab holdbacks, points, other fees, financed costs, and the interest calculation can materially change the economics. We explain the proposed commitment, which costs remain borrower-funded, and the documentation or verification required for draws. Terms vary by funding program.
06 / REPAYMENT & EXECUTIONEvaluate the exit and closing readiness.
The proposed sale or refinance needs to fit the project’s timeline and financial assumptions. We consider how lower proceeds, higher costs, or a longer hold could affect repayment and cash needs. Existing liens, title, insurance, entity documents, and remaining conditions also affect readiness to close.
